The rubber astragal along the bottom hardens and cracks in North Texas heat. Cheapest fix on this page.

Uneven or settled slab
Common on older McKinney properties. A straight door on an uneven floor needs a deeper threshold seal rather than a new door.

Bent bottom section
Usually from a vehicle contact or from the door closing on an obstruction.

Travel limits set wrong
The opener may simply be stopping the door short of the floor.
